What Hixson is built from
1960s and 1970s brick ranches on wide lots alongside 1990s and 2000s subdivisions, spreading north from the river toward Chickamauga Lake, mostly single-level with hardwood or tile through the main rooms.

Silt is the quiet damage — it is sharp under magnification, it works down to the base of the pile where nobody vacuums effectively, and it cuts the foundation a little more every time somebody crosses the rug. Sunscreen is the visible half, because the oils in it hold soil and go a stubborn yellow-brown on light wool if they sit through a season.
