What Ooltewah is built from
New and near-new subdivisions on ground that was farmland within living memory, plus surviving older farmhouses on larger parcels. Predominantly slab-on-grade, tight modern envelopes, open plans and a great deal of hard flooring.

The Ooltewah problem
Two things arrive with a new-build household in Ooltewah. The first is construction fines: bare graded clay and builder's sand blow and track for years while the next phase goes in next door, and both migrate straight to the base of the pile. The second is transit damage that nobody registers as damage. A rug rolled tight for a long move, or worse folded, keeps the crease, and a crease is a hinge — the foundation flexes at that exact line every single time somebody walks over it. Left alone for a couple of years the fold is where the rug eventually splits, and a split foundation is a reweave rather than a wash.
