What North Shore is built from
Late-Victorian cottages and Craftsman bungalows on the tight grid behind Frazier Avenue, most on raised foundations with brick or block crawlspaces, plus newer townhomes and condominiums filling in toward Coolidge Park and the river.
Walkers and cyclists who bought in for the Riverwalk and Market Street bridge, mixed with long-tenured owners who have been on these streets since before the North Shore had a name for real estate purposes. Rugs are usually chosen for hardwood, and they stay in one spot.
The North Shore problem
The river is the whole story here. On calm mornings from autumn into spring, cool air slides down off Stringer's Ridge and settles over the water, and the fog that forms sits on this bench of ground longer than it sits four streets uphill. That means dew point is reached indoors more often than people expect, and it is reached first at floor level, under a rug, on top of an unconditioned crawlspace. The pile stays dry to the hand while the cotton foundation underneath slowly loads up with moisture. You smell it before you see it, and by the time it shows on the back of the rug the warp threads at the low end of the room have already started to weaken.
