What Highland Park is built from
Late-Victorian and Craftsman houses on a compact grid about two miles east of downtown, incorporated as its own city in 1905 and absorbed into Chattanooga in 1929. Heart pine underfoot in most of them, a lot of it recently uncovered.

The Highland Park problem
Renovation is the specific hazard in this neighborhood, because so many of these floors are being brought back at once. Sanding century-old heart pine throws a fine resinous dust that settles into pile and then sets; polyurethane overspray does the same thing and sets permanently. A rug that lived in the house through a floor refinish comes out stiff, with a flat grey cast that reads as dirt but is cured finish on every individual fibre. It is recoverable while the finish is still soft and much less so once it has fully hardened, which is the argument for getting the rug out of the house before the sander arrives rather than after.
